An attractively presented family home, nestled in a quiet cul-de-sac position within arguably one of the Poldens most desirable villages. The property boasts comfortable reception space and four well proportioned bedrooms set over three floors, all complemented by a lovely private south-west facing garden to the rear. Available with the possibility of no onward chain.

Accommodation
More here than initially meets the eye, this truly superb family home occupies a heart of village situation in the favoured village of Shapwick. The home provides beautifully appointed accommodation together with generous size gardens, of which the rear takes in a sunny south-westerly aspect. The already spacious accommodation has been extended with a conservatory at the rear. The property is accessed from the front elevation via a double-glazed door into the entrance hallway that provides coats hanging space and doors leading off to all ground floor accommodation, as well a staircase ascending to the first floor. The bright and spacious principal sitting room is a well proportioned square room, featuring an open fireplace as a focal point. A conservatory extension at the rear enjoys a south-westerly aspect and in turn has outlook and doors opening onto the rear garden. A sociable kitchen/dining room has ample space for a family table to one end. The kitchen has been fitted with an attractive range of cottage style wall and base units and contrasting worktop surfaces and splashback tiling over, also incorporating some fitted appliances. On the first floor there are three generously proportioned bedrooms, two of which are able to comfortably accommodate double beds and these are serviced by a white suite family bathroom and WC. The master bedroom is incorporated within a clever loft conversion, enjoying the benefit of far reaching views over rooftops towards the Mendip Hills and an adjoining en-suite shower room.

Outside
The home is complemented by a wonderful enclosed family garden at the rear, laid predominantly to lawn with established borders and a timber decked terrace having space for an outside table and chairs. The garden is entirely south-west facing and as such takes in much sun throughout the day. The entire plot affords a great degree of seclusion from neighbours. The front of the house is set back within its plot and features another large area of lawn, with on road parking in front. This can of course be adapted should prospective purchasers wish to free up ample off road parking space in the future.

Location
The property is situated in the popular Polden Hill village of Shapwick which is set amidst scenic Somerset countryside. Primary schooling can be found in the neighbouring villages of Catcott and Ashcott and the thriving town of Street is within approximately 5 miles with its sporting and recreational facilities including both indoor and open air swimming pools and Strode Theatre. The nearest M5 motorway interchange at Dunball, Bridgwater is within 8 miles with Bristol, Bath and Taunton 38 and 23 miles distant respectively.

Directions
From Street take the A39 towards Bridgwater passing through the villages of Walton and Ashcott. Shortly after passing the Albion Inn on the left, turn right signposted to Shapwick. Continue down the hill negotiating a sharp right hand bend. At a crossroads (Church on the left), turn right into Northbrook Road and immediately right again into Northbrook Drive.
