Accommodation
An attractive main entrance door is sheltered by a storm porch and opens into a wide entrance hall, here oak engineered flooring continues into the living space and panelled doors lead off to the bedrooms, family bathroom, airing cupboard, coat cupboard and store cupboard. Glazed double doors open into the hub of the home, a fabulous open plan living space with front to rear dual aspect and defined areas with plenty of room for lounge and dining furniture. At the heart of which is a beautifully appointed high gloss kitchen. Including a large central island incorporating a breakfast bar, ample base, wall and drawer units, Corian worktops, built-in oven, gas hob and dishwasher and space for a fridge/freezer. The generously proportioned dining area features two roof lanterns and bi-folding doors flooding the room with natural light and opening onto the decked terrace, providing an excellent extension to the entertaining space. Continue into the utility room, also attractively appointed with a range of base and wall units, sink, work tops and space for appliances. Doors open to the garage and a stylishly appointed shower room.

There are three double bedrooms, all carpeted with the largest bedroom enjoying the benefit of french doors onto the garden. The family bathroom has been fully tiled and tastefully appointed with a white suite comprising a panelled bath, sink with drawers beneath and WC.

Outside
The front garden is neatly maintained, fully enclosed and laid to lawn with a mature magnolia tree and shrub borders/hedging. Double gates open on to a long driveway, providing ample parking with option to create more if required and leading up to the garage, which is fitted with up and over door, power, light and door to the utility room. It is an excellent size and provides scope to create further living accommodation or granny annexe if required and as such the utility and shower room would service this nicely. A gate at the side gives access to the rear garden which is a decent size, attractively landscaped and easy to maintained. As much consideration has been given to the outside as inside, this sunny garden comprises mostly lawn with wrap around decked terrace extending from the rear elevation, shrub borders, Thuja hedge at the foot of the garden, corner patio area with power supply and a garden shed.

Location
The delightful village of Ashcott (population c.1186) sits part way along the Polden ridge, having wonderful rural views of the Somerset Levels and its various tributaries, all situated some 5 miles south-west of Glastonbury. At its heart is the historic Church of All Saints, an early 15th century building, forming part of a group of six churches known as the Polden Wheel. Ashcott is particularly well known locally for its superb village community and benefits from a highly regarded Primary School, sports playing fields, The Ashcott Inn, and active village hall.

Directions
From Street take the A39 towards Bridgwater. Pass through the village of Walton and proceed into Ashcott. Shortly after passing The Ashcott Inn on the left, take the second right into the High Street and take the first left turning into School Hill. Proceed to the top of the hill and bare right where the property will be identified on the left-hand side.
