  • Charming Grade II listed, detached thatched cottage
  • Carefully restored and beautifully presented
  • Flexible accommodation providing up to four bedrooms
  • Three reception rooms
  • Farmhouse kitchen with ample space for a range cooker
  • Two well appointed bathrooms
  • Cloakroom and utility room
  • Large detached garage and workshop with additional off road parking

A beautifully presented and sympathetically updated Grade II listed, thatched cottage, situated in the much sought after village of Butleigh. There are 3-4 bedrooms with three principle reception roos, plus a lovely farmhouse kitchen, enjoying several period features including exposed ceiling beams, Quarry tiled floor and wooden windows (some with window seats), two bathrooms, cloakroom and a utility. Outside, there are mature gardens with a detached stone garage and parking.

From the canopied entrance porch, a door opens into the sitting room, complete with an inglenook fireplace, exposed wooden panelling to one wall with a wooden floor and ornate doors concealing stairs rising to large double bedroom. On the left is a door into a dining room/snug and then an opening takes you into the rear hall. Here, there is a beautifully appointed bathroom leading into a shower room, complete with a walk-in shower, bath, WC and wash basin. There is a cloakroom here and then stairs rising to the first floor. Moving long the hall is the Farmhouse kitchen, comprising a range of free standing furniture and a fitted base unit with 'Belfast' sink, having a range cooker recessed into the inglenook, Quarry tiled floor and a second front porch. There is ample space for a family dining table and an opening into a dining room/lounge, which sees the Quarry tiled floor continuing and a window to the front. Remaining on the ground floor is the laundry room and ground floor bedroom/reception, which has a separate entrance door and could have potential, along with the Laundry room, to provide some form annexe (subject to any necessary consents).

Returning to the sitting room and the concealed stairs, they rise to a superb and spacious open plan bedroom, open to the eaves, but also benefitting from a sitting area and built in cupboards. This makes for an ideal letting room (B & B) and is successfully used for this purpose by the current owners. From the rear hall, the stairs rise to the main landing, which has been opened up, to create a master bedroom with dressing room off, having ample storage space, with an opening into the a third bedroom with dual aspect windows to the front and side. There is also a bathroom off the landing, again, well appointed with a panelled bath, wash hand basin and WC, exposed wooden floor and panelled walls.

Outside
The property is approached from the rear, with a lane leading to the large wooden garage and workshop. This has power/light supplied double opening doors and parking space in front. To the right of the garage, there is gated access via another parking space, into the secluded garden, which has been carefully landscaped with a variety of mature flowering shrubs and plants, also including a well. Centrally, there is a feature seating area with surrounding pergola, all enclosed around established boundaries and mature hedgerow, affording Peony Cottage a great degree of seclusion.
