Detached period house of great character lovingly refurbished and extended in recent years with a real eye to detail. Generous living accommodation on the ground floor with kitchen diner (complete with Rayburn) and three double bedrooms on the 1st floor. South-facing rear garden. Parking.
A canopy porch shelters a solid wood door into the dining room/hall. This room has an oak staircase to the first floor and a polished, stone tiled floor. Double doors open into the sitting room with french doors opening into the rear garden and a feature fireplace with Morso multi-fuel stove inset. The same tiled floor continues through from the dining room and both reception rooms have a 3 amp lighting system for the easy use of table lamps. To the left of the dining hall is the crowning glory of the property a lovely kitchen with dining area. The kitchen has an extensive range of wall and base units with wooden work surfaces and under unit lighting. As well as the oil fired Rayburn cooker (also supplying central heating and hot water) there are Bosch electric oven and hob with extractor hood over, a dishwasher and fridge freezer. The dining area currently accommodates table and chairs as well as a large armchair. Throughout the kitchen there is an attractive tiled floor. To the rear is a utility room with stable door to the garden, Belfast sink and plumbing for washing machine and space for a tumble dryer. Off the utility room is a cloakroom.
On the first floor landing there is an airing cupboard (the hot water tank is fitted with an immersion heater) and there are three double bedrooms. The master bedroom has a window seat overlooking the rear garden and exposed beams. The second bedroom has an en suite shower room and also overlooks the rear garden and the third bedroom has a window to the front. Adjacent to the master bedroom is a large family bathroom with both bath and separate shower cubicle and underfloor heating under the tiled floor.
To the side of the property is a driveway providing parking with a gate leading into the rear garden. Just as the interior has had much thought put into it so has the garden. Immediately to the rear there is an attractive courtyard area with outside power points, water tap and lighting. This area also houses a large wooden shed with power and light as well as a log store. Steps lead up into a very pretty cottage-style garden with central lawn and well stocked flower beds. The rear garden enjoys a southerly aspect.
Wookey is a popular village just 2 miles from Wells that enjoys three public houses and a primary school with a church and a village coffee shop/shop. The Cottage is set in North Road which runs parallel with the High Street and contains some particularly attractive and desirable properties. Wells is the smallest Cathedral city in England and offers a wide choice of shops and facilities including a particularly good range of schools (both state and private). Bristol and Bath lie c. 22 miles to the north and north-east respectively with mainline train stations to London at Castle Cary (c. 11 miles) as well as Bristol and Bath. Bristol International Airport is c. 19 miles to the north-west.
From Wells follow signs for the A371 towards Cheddar and then the B3139 towards Burnham-on-Sea/Wedmore. On entering the village of Wookey pass the Burcott Inn and take the next turning right. Follow this road to the staggered cross roads and go straight across. Take the next turning left into North Road. The property can be found on the left hand side.
