Accommodation
Believed to date back to 1895, the property was originally constructed as the managers house and pumping station which was responsible for moving water from the source on the property to provide for the local community. The waterworks has since been decommissioned and the pumping station has now been converted to a workshop with coach house style annexe above.

Built of local Blue Lias stone under a tiled roof the main residence has stunning far reaching views across countryside with a glimpse of the banks of the small River Cary which borders part of the plot. Impressive period features include high ceilings, generous proportions and period fireplaces. This much-loved family home has been beautifully maintained and extended over the years. In particular, the addition of a solid oak kitchen with granite worktops and a stunning garden room built of matching local stone with exposed oak frame adds further to its appeal. Benefitting from double glazed windows and oil-fired central heating system.

The main house is accessed under an attractive timber storm porch and into the hall. Where stairs ascend to the first floor and doors open into the two of six reception rooms. Both having a dual aspect, exposed floorboards and feature fireplaces, in addition the drawing room has a log burning stove and doors leading to two further reception rooms, the family room and a fabulous 26-foot-long dining hall with stone flooring and wide opening that continues into the kitchen. Fitted with a beautiful range of solid oak base, wall and drawer units, granite work surface and upstands with a ceramic double Belfast sink. Appliances include an integrated dishwasher, large stainless-steel Britannia cooker with LPG hob and electric double oven and space for an American style fridge freezer. The breakfast room also extends from the kitchen and flows nicely into the garden room, having a delightful outlook with French doors open onto a huge terrace, ideal for al fresco dining and BBQ’s. Completing the ground floor there is also a pantry, laundry/boot room and a cloakroom.

On the first-floor the master suite comprises an inner hall leading off to a double bedroom with views, dressing room (bedroom four) with walk-in wardrobe and an en-suite bathroom with separate shower. Bedrooms two and three are both light and spacious double bedrooms with views and dual aspects. Finally, the family bathroom has a stylish white suite comprising corner jacuzzi bath, large shower cubicle, fitted cabinets and drawers with wash basin and WC.

The detached former pumping station now provides a huge studio/workshop room, or an ideal pool room/gym, and fabulous coach style annexe over with its own spacious entrance. Comprising three-bedrooms, kitchen/diner, bathroom and wonderfully spacious reception room with French doors opening onto to a roof terrace taking in stunning views across your land.

Extending from the driveway there is ample parking for more than 20 vehicles if desired and a large detached garage/workshop with light and power connected. At the side of the house is useful covered log store. The drive continues past the pumping station, through a five-bar gate to a expanse of lawn, a young orchard, the dog kennels and land beyond. The house sits in approximately 27 acres of land in total, the fields are relatively flat and have been used as both arable and grazing land over the years with water connected, on the northern boundary is a large barn measuring 18mx18m. The beautifully landscaped garden lies to the side of the property and is overlooked from a large stone terrace extending from the garden room, side and rear elevations. Retained by natural stone walling with outside lighting and steps down onto the lawned garden well stocked with a variety of mature trees. There is a large natural pond and stone-built pond, originally a reservoir for the waterworks, with work lending itself to swimming pool that is situated just off the workshop/games room. In addition, there is a delightful detached garden room with terrace overlooking the garden and ponds. There is a kitchen garden, vegetable plot and a greenhouse for keen gardeners.
