An impressive and immaculately presented four/five bedroom detached residence providing light and spacious accommodation throughout to include a stunning kitchen/dining room, beautifully appointed bathrooms and large south facing garden all situated in the popular village of Barton St David.

Entered principally from the front elevation where the entrance is sheltered by a storm porch and a door opens into a central reception hall. From here there are doors to the sitting room, study and kitchen/dining room. The sitting room is particularly generous in size and features a Chesney's wood burning stove set on a slate hearth with attractive Bathstone surround and mantle. The kitchen/dining room, separate utility room and cloakroom have been recently modernised to a very high standard with quality fixtures and fittings including underfloor heating beneath an attractively tiled floor in the kitchen/dining room. The kitchen is fitted with a stunning range of base, wall and deep drawer units with contrasting Minerva acrylic work tops with an inset ceramic sink and large corner pantry cupboard. Built in Neff appliances include induction hob, eye-level oven and a further combination oven/microwave, warming drawer, larder fridge, separate freezer and dishwasher. The dining area has space for a generous table and French doors open onto a patio/terrace and overlook the garden. The utility room mirrors the kitchen design and has Minerva acrylic worktops, an inset ceramic sink, a wine cooler and space for a washing machine and tumble dryer. Doors lead to a cloakroom, integral garage and out to the rear garden.

On the first floor there are four excellent sized bedrooms leading off from a light and spacious landing, where there is an airing cupboard (housing the hot water tank/immersion) and access to the roof space. Three of these are large double rooms with the first and second bedrooms being served by their own beautifully appointed and fully tiled en-suite facilities. All rooms could comfortably accommodate a wide range of accompanying furniture or fitted wardrobes. The family bathroom is fitted with a modern suite with panelled bath and power shower over. All bedrooms and front facing windows are advantageously fitted with white plantation shutters.

Outside, the property is as meticulously maintained and attractively presented as inside. Enclosed by mature hedging and fences at the front of the property where a tarmac driveway provides ample parking and leads up to the integral garage, which is fitted with electric roller door, power, light and also houses the gas fired boiler installed in 2018. A door opens into a substantial lean-to at the side of the house providing a useful wood/bike store and provides secure entry through into the rear garden. The south facing rear garden is fully enclosed with a large patio/terrace extending from the rear elevation. The rest is laid to lawn with a path leading up to a raised deck, an ideal spot to catch the last light of the day. A useful storage shed can be found to the other side of the house.
