A detached house built in 1953 with later additions and set over three floors with a self-contained 2 bedroom annexe (previously used as a holiday let). Set in a lovely, mature garden of around three quarters of an acre with glorious views yet still within easy reach of Wells.
An entrance porch opens into a hallway with access to the annexe to one side and the main property to the other. An L-shaped sitting room diner sits at the front of the property with a feature fireplace in the sitting room and a gently curving window in the dining area overlooks the terrace. A sun room leads off this room and gives access onto the terrace making a lovely entertaining area. From the dining area a door leads into the kitchen with a window overlooking the garden to the east and with an extensive range of wall and base units as well as a gas hob and electric oven.
Next door to the kitchen is a ground floor shower room and a utility room with an external door to the garden. There is also a ground floor bedroom or reception room currently used as a study.
Approached via a door from the hall is the annexe with two bedrooms and a bathroom on this floor and a staircase (with fitted stair lift) running down to a lower ground floor giving a sitting area, kitchen and conservatory.
Back to the main house and stairs rise up from the hall to two double bedrooms (both with extensive storage) and a bathroom.
The majority of the windows are double glazed. Gas fired central heating.
A gravel driveway with a turning area runs up to a detached garage (6.4m x 5.4m - 20'9 x 17'1) with power and light with a good sized shed to the side. The gardens are delightful and lie to the south, east and west of the property. Mainly laid to lawn there are a number of trees and shrubs with a terrace to the front of the property which has a pond to one side and a log cabin with a heated swim jet pool inset (6m x 4.8m-19'6 x15'7). To the east of the plot there is a gently sloping lawn with a further area of patio, storage shed and two greenhouses in addition to a number of fruit trees. To the south of the plot there is a wooded walkway. A total plot of c.0.75 acres.
Wookey Hole is a thriving village within a short drive of Wells with popular pub, village club and, of course, the famous Wookey Hole Caves. The countryside around the village is classed as an area of outstanding natural beauty. Set on the very edge of Wells which is the smallest city in England and offers a vibrant high street with a variety of independent shops and restaurants as well as a twice weekly market and a choice of supermarkets including Waitrose. At the very heart of the city is the medieval Cathedral, Bishop’s Palace and Vicars’ Close (reputed to be the oldest surviving residential street in Europe).
Bristol and Bath lie c. 22 miles to the north and north-east respectively with mainline train stations to London at Castle Cary (c.11 miles) as well as Bristol and Bath. Bristol International Airport is c.15 miles to the north-west.
Of particular note is the variety of well-regarded schools in both the state and private sectors in Wells and the surrounding area.
From Wells take the Wookey Hole Road out of Wells and as the road bears to the right take the turning straight ahead into Glencot Road and then left into Glencot Lane. The property is the second on the right hand side with the name displayed.
