Lettings Service Options
Full Management Service
A service for Landlords who require an Agent to deal with the day to day management of their property which includes:
- Visiting your property and giving you a current market value
- Advice on legislation and legal areas within the letting industry
- Advertising for a suitable tenant for your property
- Digital photographs and colour advertising
- Accompanied viewings
- Interviewing tenants and taking up references
- Advice on preparing the property for the ingoing tenant
- Producing an inventory
- Drawing up the Tenancy Agreement
- Collecting and holding a deposit (which is usually equivalent to 5 weeks' rent)
- Collection of the monthly rent / Producing a monthly statement
- Organising any repairs/maintenance works on your behalf
- Regular inspections
- Final inspections (including checking the inventory) when tenants vacate and arranging for any necessary cleaning/maintenance works to be carried out and charged to the tenants' deposit (as per the terms of the tenancy agreement)
Set up costs
A fee of £350 including VAT will be charged for setting up the tenancy when we are instructed on a full management basis.
Commission Charge
Our charge for this service is 15% of the gross rent inclusive of VAT (12.5% plus VAT).
Tenant Find Only
Our fixed fee for this service is 90% of the first month's rent inclusive of VAT.

Rent Collection Only

- Producing an inventory
- Drawing up the Tenancy Agreement
- Collecting a deposit (usually 5 weeks' rent) and forwarding to the Landlord
- Collecting every months' rent when due and issuing rent statements
A fee of £350 including VAT will be charged for setting up the tenancy when we are instructed on a full management basis.

Our charge for this service is 8% of the gross rent inclusive of VAT.
