Make moving house less stressful

Moving house can be exciting, but it’s no secret that it also comes with its fair share of stress. From juggling paperwork to coordinating utilities, every step can feel overwhelming if you’re not prepared. The good news is that a little planning goes a long way. By organising your timeline, securing the right insurance, setting up essential services, and working with trusted professionals, you can make your move smoother, more efficient, and far less stressful.

Plan your move timeline

A well-structured timeline isn’t just about keeping your move organised - it can also put you in the strongest possible position as a buyer. Start looking for properties early and set up alerts on platforms like Rightmove so you’re ready to act when the right home appears.

Make sure all your paperwork, mortgage agreements, and finances are in order well in advance. Also consider whether your timeline aligns with key life events such as school start dates or family plans. Having everything prepared (proof of funds, pre-approved mortgage, necessary documents etc.) means you can move quickly when you find your ideal property, giving you a competitive edge in a busy market.

Make sure insurances are in place

Insurance is sometimes overlooked until it’s too late, but having the right coverage in place before you move is essential. Make sure your home and contents insurance is active from day one, and double-check that valuable or irreplaceable items are covered. If you’re moving long distances or using removals services, you may also want to consider transit insurance for extra protection. Taking care of insurance early prevents last-minute panic and protects you from financial surprises if anything goes wrong during the move.

Set up utilities in advance

Nothing disrupts the start in a new home like arriving to find essential services aren’t set up. Before you move, make sure gas, electricity, water, council tax, and broadband are all arranged to start on your moving day. This is particularly important if you’ll be working from home - being without Wi-Fi, electricity, or heating can create unnecessary stress right at the start. Consider overlapping services for a day or two, so there’s no gap between your old home and your new one. Taking care of utilities ahead of time ensures that your home is fully functional from day one, letting you focus on settling in rather than troubleshooting problems.

Going with a trusted agent

Choosing the right estate agent can make a huge difference to how smooth your move feels. It’s not just about who has the most listings - look for someone who is highly regarded in your local area, has strong reviews, and stays up to date with the latest legislation.

A good agent will not only handle negotiations and viewings but can also guide you through the legal complexities that often trip up home movers. Some agents partner with trusted conveyancing firms, streamlining the legal side of the transaction and reducing delays which can help keep multiple processes of the sale in one place.

When moving with a Guild Member, you can benefit from higher professional standards and ongoing training, wider exposure for your property beyond the local market, and added confidence that you are working with a trusted, established agent.

The team were awesome throughout all aspects of the house purchase (Wendy, Nikki & Tom) especially as we needed a quick completion (under a month from viewing to moving in). Every question was answered and they were always super responsive and never left us hanging. I would thoroughly recommend from the purchase side and therefore from the selling side, as assuming the vendors of the property we purchased were thankful for a quick turnaround too. Thank you team H&O.
