The Guild of Property Professionals supports Welsh Members ahead of key legislative changes

Following the implementation of the Renters’ Rights Act in England, two important provisions are now coming into effect in Wales under the devolved Welsh Government.

On Tuesday 26 May, The Guild of Property Professionals will host a meeting with its Welsh members to help prepare them for the impact of the Renters’ Rights Act and the wider implications for the Welsh lettings sector. The session follows the publication of The Renting Homes (Miscellaneous Amendments) (Wales) Regulations 2026: guidance for landlords, released in late April.

The amendments, due to come into force on 1 June 2026, introduce provisions designed to prevent landlords from discriminating against contract-holders with children or those who receive welfare benefits.

With ongoing legislative change across the lettings sector, landlords are increasingly operating in a more complex regulatory environment. This makes it essential to work with a letting agent who is fully compliant and up to date with the latest legal requirements. A knowledgeable agent can help landlords navigate changes with confidence, reduce the risk of non-compliance, and ensure properties are managed in line with current legislation.

In the lead-up to the Renters’ Rights Act coming into force, The Guild of Property Professionals launched a comprehensive webinar series to support its network and ensure members remain fully informed on regulatory developments. The webinars were hosted by Paul Offley, Compliance Officer at The Guild, alongside Tanya Pearson, Senior Account Manager, who brings extensive lettings knowledge and frontline experience.

The latest meeting highlights how agents are being supported to stay ahead of legislative changes impacting the sector. For landlords, this level of professional oversight is increasingly valuable, ensuring they receive accurate, timely advice and avoid potential compliance pitfalls.

Paul Offley, Compliance Officer at The Guild of Property Professionals, said: “The pace of legislative change within the lettings sector continues to accelerate, and it is vital that agents remain informed and prepared. The new Welsh regulations introduce important protections for tenants, and agents need to understand both the practical and compliance implications for landlords.

“At The Guild, our focus is on giving Members the clarity, confidence and practical support they need to navigate these changes successfully. Through our webinars, training sessions and Member meetings, we are ensuring agents have access to the latest guidance so they can continue to deliver professional, compliant advice to landlords and tenants alike.”

For landlords, working with a proactive and compliant letting agent is becoming increasingly important as legislation continues to evolve. The right agent can help remove uncertainty, prioritise compliance, and provide clear, actionable guidance at every stage of the lettings process.

The Guild remains committed to equipping its network with the knowledge and resources needed to adapt to ongoing legislative reform and maintain the highest professional standards across the property sector.

The team were awesome throughout all aspects of the house purchase (Wendy, Nikki & Tom) especially as we needed a quick completion (under a month from viewing to moving in). Every question was answered and they were always super responsive and never left us hanging. I would thoroughly recommend from the purchase side and therefore from the selling side, as assuming the vendors of the property we purchased were thankful for a quick turnaround too. Thank you team H&O.
